A new-build, eight-storey private residence for a developer client, involving a change of use and the demolition of an existing post-war office block in the St James’ Conservation Area in Westminster. The proposed new building features a luxurious black brick façade, with polished granite window surrounds and rusticated granite at ground floor level, as well as additional bronze detailing. This treatment refers to a number of black brick buildings in the area and was inspired in particular by number 10 Downing Street. The existing office block was out of proportion to its neighbouring properties, with low ceiling heights thanks to an extra storey included within the restricted building height. The new building will restore the proportions to those of the classic neighbouring townhouses, as well as deepening the basement to two storeys to incorporate a pool. A double-height window at the front is a modern interpretation of the classic oriel bay window in one of the adjacent terrace buildings.
